Property Management

Once you enroll in our property management program, a member of our management team will work with you to develop a tailored plan of action for maximizing the rental potential of your home(s). We will:

  • Work with you to set the most strategic rental price for your home.
  • Pair you with a member of our marketing department to develop a compelling description of your property for the Outer Beaches vacation rental brochure and our website, OuterBeaches.com
  • Provide counsel regarding potential enhancements to your property to boost its rental capacity and marketability
  • Provide you with regular updates on rental/occupancy rates throughout the season, what to expect during and after each rental season, policy changes, etc.

Maintenance

Only in our industry would an obsession with cleanliness and order be something to boast about! Having the largest housekeeping and maintenance staff of all property management companies on Hatteras Island is one of the greatest differences between Outer Beaches and our competitors. It means we can assure you that your home will be scrupulously cleaned, maintained and protected throughout the entire rental season.

With more than 60 years combined experience in our housekeeping department and 50 years in our maintenance department, we have the most veteran work force on Hatteras Island and the highest ratio of supervisors per home. We are an affiliate member of the Vacation Rental Housekeeping Professionals and in 2002 we were honored to have the VRHP Executive Housekeeper of the Year.

Each year, we will also conduct a courtesy inspection of your cottage and provide you with recommendations regarding housekeeping and maintenance issues that need addressing prior to each rental season.

Linens and Laundry

Outer Beaches is the only company on Hatteras Island with its own separate commercial laundry facility. This means that on behalf of our participating homeowners, we are able to offer the island's only complete service package to renters: weekly laundered bed linens and beds made upon guests' arrival (throughout the entire rental season), so guests can catch a little ‘shuteye' after that long drive.

Translation - Outer Beaches has the most cost-effective linen service on the Outer Banks, passing those savings back to you our homeowners.

Hurricane Relief

Unfortunately Mother Nature will never provide us total relief from the wrath of her occasional tempest. When a natural disaster does strike, we hope you'll feel peace of mind knowing your property is being tended to according to our time - tested, 4-Step Hurricane Action Plan.

Second only to the personal safety of our guests and employees, your homes are our greatest priority during a hurricane. When nature strikes:

  • We will notify all guests in the event of a Dare County mandated evacuation. We will do this in person or by phone, well before the storm's anticipated landfall.
  • Then, upon guest check-out, we will personally check your home and confirm our hurricane evacuation procedures have been completed.
  • After the storm, we will inspect your home and contact you with the results of our visual inspection report.
  • Finally, we will undertake any emergency repairs necessary to prevent further damage and assist with insurance claims, helping to restore your home to its original condition in a timely manner.
  • Most of our homeowners trust OBR to assess and prioritize repairs in the best interest of their home, thus preventing further damage while phone or power service may not yet be restored.

In addition, Outer Beaches provides regular storm-tracking updates throughout the storm on our toll-free telephone number (800) 627-3150 and user-friendly website, OuterBeaches.com. Guests can leave their personal contact information with us and we will notify them as soon as an evacuation has been lifted and their rental home is again ready for occupancy. Our time-tested hurricane system is so effective that many competitors also rely on our hotline and website for storm updates.
